Real estate project development

Region: Switzerland

Client Background & Challenges

The client is a Swiss development company that acquired a centrally located piece of land in a well-known upscale ski-resort destination, with the desire to transform it into a multi-purpose ski-in, ski-out destination. The real estate project includes 123 rooms and suites of private residences and a concept definition of the destination of a pedestrian square. The asset would include 3 restaurants, 2 bars, one nightclub, sports and fashion retail, and office space with a direct connection to the main ski lift and ski slopes.

The client needed strategic, hospitality, luxury retail, marketing and events management expertise. He was particularly keen on talking to a trustworthy and committed local team able to understand the key role this development will play in Verbier, as well as the local cultural complexity.

Solution

  • Validation of architectural solutions produced by the client through an international, regional and local market study, as well as a feasibility study.

  • Development of an integrated destination master plan, detailing the positioning and service levels for each service provider in the destination - hotel, serviced apartments, retail stores, restaurants, music hall, the synergies amongst them, and the destination promotion structure.

  • Hotel & Residences operator search and contract negotiation.

  • Pre-opening project management in the name of the client until the opening of the destination, followed by asset management of the hotel.
